Home-Based Business Tax Deductions: Home Office, Storage, and Vehicle Rules
Running a business from home unlocks deductions that are otherwise non-deductible personal expenses. The home office deduction under IRC 280A allows a business owner to deduct the business-use portion of rent or mortgage interest, property taxes, utilities, insurance, repairs, and depreciation (for homeowners). The deduction requires a space used “regularly and exclusively” for business. The secondary (and often more valuable) benefit of the home office deduction is that it converts commuting from home to any work location into deductible business mileage. Without a home office, driving from home to a job site is commuting (not deductible). With a home office, the home IS the principal place of business, and every drive to a job site is a business trip.
Home office deduction methods:
Simplified method:
- $5 per square foot of home office space
- Maximum 300 square feet = $1,500 maximum deduction
- No depreciation calculation, no need to track home expenses
- Mortgage interest and property tax still fully deductible on Schedule A (no allocation)
- Best for: small offices, owners who don’t want to track home expenses
Regular (actual expense) method:
- Calculate business percentage: office square footage / total home square footage
- Apply percentage to ALL home expenses:
- Mortgage interest or rent
- Property taxes
- Utilities (electric, gas, water, internet)
- Homeowner’s/renter’s insurance
- Repairs and maintenance
- HOA fees
- Depreciation (homeowners only, on the structure portion)
- Best for: larger offices, expensive homes, owners who track expenses anyway
Exclusive use test:
- The space must be used EXCLUSIVELY for business
- A spare bedroom that is also a guest room: does NOT qualify
- A corner of the living room with no partition: usually does NOT qualify
- A dedicated room used only for business: qualifies
- A detached garage converted to a workshop: qualifies
- Exception: inventory storage in a separate identifiable space (does not require exclusive use)
Regular and exclusive use exceptions:
- Daycare facilities: no exclusive use requirement (use a time/space calculation)
- Inventory storage: a separate, identifiable space used for storing inventory qualifies even if the space is also used for other purposes
- This exception is valuable for e-commerce sellers storing products at home
The vehicle mileage benefit:
| Scenario | Home to Job Site | Deductible? |
|---|---|---|
| No home office | Commuting | No |
| Home office (principal place of business) | Business travel | Yes, at 70 cents/mile |
| Office elsewhere, home office is secondary | Commuting to office; business to job sites | Partial |
For a plumber with a home office who drives to 5 job sites per day:
- Without home office: first trip (home to Site 1) and last trip (Site 5 to home) are commuting = NOT deductible
- With home office: ALL trips are business travel = deductible
Daily mileage example:
- Home to Site 1: 12 miles
- Site 1 to Site 2: 8 miles
- Site 2 to Site 3: 5 miles
- Site 3 to Site 4: 10 miles
- Site 4 to Site 5: 7 miles
- Site 5 to Home: 15 miles
- Total: 57 miles/day
Without home office: 57 - 12 - 15 = 30 deductible miles (commute excluded) With home office: 57 deductible miles (all business travel)
Difference: 27 miles/day x 250 days x $0.70 = $4,725/year in additional deductions At 25% marginal rate: $1,181 in tax savings from the home office mileage benefit alone

Can you claim a home office deduction if you also rent office space?
Yes, having a separate office doesn’t automatically disqualify your home office deduction as long as your home office meets the regular and exclusive use test under IRC 280A. The home office must be your principal place of business or a place where you regularly meet clients, even if you also maintain another workspace. Under the Soliman test from the Supreme Court decision, a home office qualifies as your principal place of business if you perform substantial administrative or management activities there and have no other fixed location for those activities. The simplified method allows a $5 per square foot deduction up to 300 square feet ($1,500 maximum), while the regular method requires tracking actual expenses and calculating the business-use percentage of your home.
