Self-Storage Estimated Taxes: Planning Around NOI and Depreciation

Written by Yarik Yarosh, CPA (US & Canada) September 5, 2026 · FL CPA license AC61704 · CPA Ontario

Self-storage estimated tax planning is different from most small businesses because the depreciation deduction from the building and improvements can exceed operating income for years, creating paper losses even while the facility generates strong cash flow. Whether those losses reduce your tax bill depends entirely on the active vs. passive classification. An owner who materially participates can use the losses against W-2 or other business income. A passive investor can only use the losses against other passive income, or carry them forward to offset gains when the property is sold.

✓Key takeaway

Self-storage estimated tax considerations:

  • Year 1-3 with cost segregation: depreciation typically exceeds NOI. Tax loss, no estimated payments needed (if losses are active).
  • Year 4+ (depreciation declines): remaining building depreciation (39-year straight-line) is small relative to NOI. Estimated payments begin.
  • Lease-up period: new facilities take 12-24 months to reach stabilized occupancy. Revenue is lower, expenses are similar, and depreciation is high. Tax losses are largest during this period.
  • Seasonality: self-storage is mildly seasonal (moving season May-September is slightly higher), but month-to-month variation is typically under 15%. Equal quarterly payments are practical.
  • Active vs. passive (the critical question):
    • Active losses offset all income types
    • Passive losses only offset passive income
    • Material participation requires 500+ hours/year in management activities
    • Real estate professional status requires 750+ hours AND majority of working time in real property trades
  • Debt service: mortgage payments are not deductible (only the interest portion), but they reduce cash available for tax payments. Plan cash flow to cover both debt service AND estimated taxes.

When do estimated payments start?
